Asking Price
Set a reasonable asking price. Your home's value can be found by looking at other properties for sale in the same area. Find out how much other houses in your neighborhood sold for recently.
Use the Internet
List your property on realty sites on the internet. If you are selling your own home this will help expose your property to potential buyers. If possible, add pictures of your home to the listings. This will give buyers a chance to see the property beforehand.
Clean Up
Clean up the property. Making sure your property is presentable will appeal to potential buyers. A few ways to improve your "curb appeal" are: Add a fresh coat of paint, plant a few flowers, keep the lawn trim, edge sidewalks, clean windows and gutters, pressure wash sidewalks and decks. These will enhance your property and draw potential buyers.
Use a Sign
If you are selling your own home, place a "for sale by owner" sign in your front yard. This will let potential buyers know that your property is up for sale.
Open House
Having an open house is a good way to attract home buyers. This gives potential home buyers a chance to view your home and property before making a decision to purchase.
Pet Houses
You may think of your little dog as a perfect criminal alarm system, but realtors see him as a problem. Even though he is just doing 'his job' when barking at strangers at the door his could potentially scare away buyers. When having your house on the market the realtor will be bringing a lot of people to your front door.
Help Sell Your House
When your house goes on the market it should look great. Go through your hose with an eagle eye and make sure to look over everything. The first thing you should look for crakes or stains in the ceiling, then look over the condition of the paint and wallpaper. Look over the windows and make sure they are spotless. Make sure that all the rooms are not cluttered, and the closets in your house are neat and organized to insure that the closet would not look smaller than it actually is.
First Offers
When your house is first put on the market; the market will be red hot. Sometimes the first offer to come to you is the best one. Usually there is a rush of buyer activity and the buyers who see your house during the first few days are the most likely to be interested. If you are lucky enough to get an offer right away, it would probably be in your best interest in the long run to take the offer or negotiate the offer.
Real Estate Repairs
In most situations there are many responsibilities that the seller will have to handle. The deadline usually gives the seller just enough time to finish. Many that hold off the work for last minute end u p not being able to finish or have to pay out to get things done professionally. Make sure to get what you need to be done for your house as soon and promptly as you can.
Concealing Defects
It is very important to be up front to the buyers when you are selling your house. If there is a problem with the plumbing, ceiling, or anything else then this should be brought up. Most buyers will get an inspector to look over the house and when they find the hidden problems with the house many will not be too happy to find that you are not being up front with them. It is easier to bring up the problems than for the buyers to find them and feel that you have tried to mislead them.
